Oak View sits about 20 miles from our Camarillo shop, and the houses out here skew older than most of the rest of the service area. The median build year across the wider area is 1976, but Oak View's own housing stock centers closer to 1965. That ten-year gap matters more than it sounds like it should. A door and opener installed in 1965 came with different standard hardware than one installed in the mid-70s - narrower track gauge in a lot of cases, and openers that have usually been swapped out two or three times since, each time by whoever was cheapest that decade, not necessarily matched to the original door weight. With only 2,162 households in Oak View, you're not dealing with a tract-built subdivision where every house has the same door. You get more variety, and more mismatched parts, house to house.
We're not guessing the exact mounting hardware without seeing the door. But knowing the era narrows it down before the truck even leaves Camarillo - it tells us which spring sizes and which track widths to bring, instead of showing up and hoping the van has the right part.
